Weekly Central Valley market brief: Fresno County median $450,000 (+2.3%), Madera County $455,000 with 6.5 months of supply, 30-year fixed at 6.65%, and builder incentives up to $25,000.

Bottom line

Fresno County remains stable but slower. Madera County offers buyers considerably more leverage. Clovis is still active, but buyers are selective and resale homes face strong competition from builders. This is a normalizing market, not a housing crash.

Market snapshot (July 2026 data)

Fresno County: median price $450,000, up 2.3% year over year, with 3.5 months of supply. Madera County: median price $455,000, up 2.2% year over year, with 6.5 months of supply. Central Valley overall: median price $501,000, up 0.2% year over year, with 3.4 months of supply. Fresno County sales were 3.3% higher than last July, but homes took a median 25 days to sell, compared with 17 days last year. Madera County sales fell 17.8% year over year. Its 6.5 months of inventory gives buyers more negotiating power, although conditions vary significantly between Madera city, Riverstone, Tesoro Viejo, Madera Ranchos, and Chowchilla. Clovis' July median was approximately $495,000, compared with about $421,000 in Fresno. Treat these citywide medians cautiously because the types of homes sold can change from month to month. Mortgage rates

The average 30-year fixed mortgage rate was 6.65% on August 20, down slightly from 6.67% the previous week. This small change does not materially improve purchasing power ([Freddie Mac](https://www.freddiemac.com/pmms)).
