Mortgage rates climbed for the seventh straight week and now sit at their highest level in nearly three years. Even so, Fresno home prices are holding firm: the median list price rose 2.1% year over year while the national median fell. This is a market where sellers still have pricing power, but buyers have more room to negotiate than they did a year ago.
The average 30-year fixed mortgage rate reached 7.40% on October 8, up from 7.28% the previous week and 6.30% a year ago, according to [Freddie Mac's Primary Mortgage Market Survey](https://freddiemac.gcs-web.com/news-releases/news-release-details/mortgage-rates-average-740). It is the seventh consecutive weekly increase and the highest reading since November 2023. The 15-year fixed rate averaged 6.73%, up from 6.60% the week before. The 10-year Treasury yield, which mortgage rates tend to follow, averaged 5.28% this week, its highest level since 2002. Higher rates reduce purchasing power, which makes the total monthly cost, not just the price, the number that matters. Fresno's median list price was $469,500 in September, up 2.1% from a year ago, while the national median list price fell 1.4% to $419,250. Fresno bucked the national softening trend. Homes in Fresno spent a median 58 days on the market, slightly quicker than the national median of 61 days. About 19.1% of Fresno listings carried a price reduction, up slightly from a year ago but still below the national share of 20.8%. Active listings grew 4.3% year over year, while the flow of new listings fell 1.4%.
