The checklist covers nine stages: deciding what the next chapter looks like, organizing the family early, gathering documents before listing, sorting possessions in stages, preparing the home at a workable pace, understanding the numbers in writing, planning showings around the household, coordinating the sale and the move, and completing the transition.

Who This Checklist Is For

Homeowners in Fresno County thinking about moving to something smaller or simpler, empty nesters with unused space, homeowners selling a house owned for decades, adult children helping a parent move, and families coordinating a sale from another city. No timeline or listing date is assumed.

Planning a Downsizing Move

Deciding where you are going, sorting belongings, preparing the house and selling it are four separate projects that run best in sequence. Start with the destination, identify any fixed dates, work backward, and give the longest stage the most room. The full selling process is at /selling-a-home-in-fresno.

Organizing Possessions

Sort one room at a time over weeks rather than one weekend, into keep, family, donate, sell and store. Identify and appraise valuables before anything leaves the house, and line up estate-sale help, donation pickups or haulers before the sorting is finished.

Preparing the Home for Sale

Separate safety and function repairs from cosmetic work such as paint, lighting, flooring repair and yard cleanup, and from major renovations. Selling as-is remains a legitimate option, generally priced for the work a buyer inherits. California disclosure obligations apply either way. Gather deeds, permits, warranties, HOA materials and solar agreements before listing.

Coordinating With Family

Decide early who signs, who advises and who receives updates, and keep one communication thread. Unless legal authority says otherwise, the homeowner decides and the pace follows their comfort. Unsettled ownership or authority belongs with an attorney before the home goes to market.

Planning the Next Housing Move

Selling and buying at the same time is a sequencing problem. Selling first gives a known budget but may need a rent-back or temporary housing; buying first avoids moving twice but usually means carrying or qualifying for both. If the next step is senior living, the sale timeline is lined up with the move-in date.

When to Involve Other Professionals

Trust, probate, title and authority questions belong with an attorney. Capital gains, property-tax base and financial planning belong with a CPA or financial professional. Care levels and community contracts belong with healthcare professionals and the family. This checklist is general planning information, not advice in those fields.
