The California Cost of Ownership

A practical guide to taxes, insurance, maintenance, and the expenses that can surprise out-of-state buyers.

Property tax after a purchase

California property is generally reassessed after a change in ownership, subject to legal exceptions. The seller's historic property-tax bill may not reflect what a new owner will pay. In addition to the general 1% levy, voter-approved debt and special assessments may apply.

Supplemental assessments

When a change in ownership causes reassessment, the county may issue a supplemental property-tax bill separate from the regular bill. Buyers should plan for this possibility and confirm how escrow arrangements handle it.

Insurance: seek property-specific quotes before contingency deadlines. HOAs and special districts: review dues, governing documents, and assessments. Cooling costs: inspect HVAC, windows, and insulation for Fresno summers. Landscaping: irrigation and yard size affect recurring costs. Solar: identify owned, financed, leased, or power-purchase arrangements. These are general educational points, not tax, legal or lending advice.
