Buy Now or Rent First?

Two reasonable paths for a physician starting a new position, and neither should be chosen automatically. Buying upon arrival can fit a stable long-term position and a household familiar with the community and purchase costs. Renting initially can preserve flexibility while learning neighborhoods, clarifying schedules, or waiting for another home to sell. Temporary accommodation may help bridge contract start dates, school calendars, or the timing of a more deliberate purchase.

Estimate transaction costs, property taxes, homeowners insurance, maintenance, utilities, HOA dues, and possible selling costs if another move becomes necessary. Buying builds the possibility of equity, but property values can fall and short holding periods can be expensive.

Employment benefits deserve review

A relocation package may include moving reimbursements, temporary housing, signing incentives or related assistance. Check exactly when funds are available, whether a bonus must be repaid after early departure, and how expenses are taxed. Discuss the details with your employer and tax professional rather than treating a future bonus as spendable cash. A home should fit the expected chapter of your career, not just the first day of your contract.
